What is a Homeowners Association?A Homeowners Association is a non-profit organization in a planned community that is initiated by the developer and registered as an encumbrance on all the properties in the community. A Homeowners Association collects dues to pay for the maintenance and enhancement of the community.How much are the Chappelle Homeowners fees?The Volunteer Board of Directors sets the annual homeowners association fees as part of the budget process. The annual 2024 Fee are set at:
$100 per/annum per lot which includes single family homes and individual units within townhomes or duplexes
$50 per/annum for condominium unit or unit within an apartment.
Can I opt out of HOA fees?No. HOA fees are due as per the encumbrance registered on your title and help to ensure the preservation and enhancement of your neighbourhood. If outstanding fees additional collections costs which will become the responsibility of the owner.What do my HOA fees pay for?Your annual HOA fees pay for the maintenance and enhancement of our neighbourhood as well as communication mediums (website, AGM etc.) and several other maintenance and operational requirements. As and example, the City of Edmonton attempts to cut the grass on a 21 - day cycle, with weeding done even more infrequently. Over the last few years the developer has been maintaining the common area greenspaces at least every 7-10 days.This is the same for garbage collection from parks and your fees will supplement the City's schedule to keep these areas to an acceptable level. Additionally, the City does not cover any of the the shrub/flower beds at the entries in the community nor does it cover certain other beds throughout the neighbourhood.How do I pay my fee?You can send a cheque or money order to Core Real Estate Group.Payable to: Chappelle HOA

Are the HOA Fees going to be part of our condo fees?Condo Fee budgets have already been set and do not include payment of the Chappelle HOA Fee. As such, your condo fees DO NOT cover this cost. All Condo/Townhome/Multi Family owners must pay this fee on their own via the methods listed above.Does the HOA take care of landscape maintenance in our neighbourhood parks?All parks and green spaces are owned and maintained by the City of Edmonton. The Board has elected to supplement this maintenance to ensure the community is kept to standards that residents expect.Are there any architectural guidelines I should follow?For more information regarding architectural constraints, please contact your builder or see restrictive covenant on your title.Can the HOA add swings or other equipment to the existing playground?Playgrounds belong to the City of Edmonton. If you have any concerns, please contact 311 as the City is responsible for all maintenance and repair / addition of equipment.
